The 2010 real estate tax rate is 74 cents per $100 assessed value

All real property in Montgomery County is subject to taxation, except that which is specifically exempt. Property is assessed as of Jan. 1 of each year. The Montgomery County Board of Supervisors sets the tax rate. Payment is made to the Treasurer's Office in two installments due June 5 and Dec. 5 of each year.

Under Virginia law, failure to receive a tax bill will not relieve the penalty and interest charges that must be applied to all past due bills. Only the postmark applied by the U.S. Postal Service to tax remittance envelopes will be used to determine the timeliness of mailed payments.

If you do not receive a bill approximately two weeks prior to the due dates of June 5 and Dec. 5, contact the Treasurer's office before the due date at (540) 382-5723.

Mortgage Escrow Accounts

    It is the mortgage company's responsibility to request a tax bill for payment and the homeowner's responsibility to ensure timely payment of the taxes. If  the mortgage company fails to pay by the tax deadline, penalty and interest will be applied accordingly.

Purchase or sale of real property

    Under Virginia law, real property is assessed in the owner's name as of Jan. 1 of each year. It is the responsibility of the purchaser to ensure that all taxes are paid. Any lien arising from a tax delinquency attaches to the property. If you have sold the property referred to on the tax bill and another person has assumed responsibility for payment, please forward the bill promptly to that person or return it to the Treasurer's Office along with the new owner's name and address. A delay on your part may require the new owner to pay a penalty and interest, if the bill is received and paid late.

Change in address and/or tax billing status

    If there has been a change in your address or tax billing status, call the Commissioner of the Revenue at (540) 382-5710 to update assessment and address information. If your loan is paid off, please call the Treasurer's Office at (540) 382-5723, ext. 4184.
